Use a clear written rental agreement
A formal rental agreement is important not only for the relationship with the landlord but also because housing evidence can be required for AIMA, tax, banking and other administrative procedures.
Check what the contract includes
Review the property address, parties, rent, term, deposit, payment date and responsibility for utilities. Make sure the name used in the contract matches the identification used in administrative procedures.
Receipts and tax registration
Portuguese rental relationships can involve electronic rent receipts and tax registration by the landlord. Keep records of payments and any receipts provided.
Address evidence
A rental agreement can be important evidence of your residence address, but different authorities can ask for additional supporting material. AIMA, for example, can require a declaration about the terms on which you occupy the property.
Utilities
Electricity, water, gas, internet and telecommunications contracts can have their own identification and payment requirements. Ask which services are already active and whether they need to be transferred into your name.
Before paying large amounts
Verify the property, landlord or authorised agent and the terms of the agreement before transferring deposits or advance rent. Be cautious with requests for payment where the property or person receiving the money cannot be independently verified.
